Mike Owen, building director for Transylvania County, says his biggest worry is that someone will buy or build a noncompliant structure, transport it to their property and ask that the county provide power or sewer to it.

“That’s just not possible,’ said Owen. ‘It’s a violation of state codes.”

Tiny houses on foundations must meet IRC 2012 plus state codes. Tiny houses on wheels need to be registered with the DMV and aren’t considered to be permanent homes.
